Mover-Managed Storage or a Self-Storage Unit When Your Closing Dates Do Not Line Up

When your old home and your new one do not overlap, where your belongings wait matters as much as how they get there.

Mover-Managed Storage or a Self-Storage Unit When Your Closing Dates Do Not Line Up

Real estate calendars in Marin rarely line up the way a spreadsheet says they will. The buyer of your house wants keys on a Friday, and the place you are buying will not record until the following month. A renovation that was supposed to wrap up in six weeks needs nine. A lease ends on the thirtieth and the next one begins on the fifteenth. Whatever the reason, the furniture has to go somewhere in the gap.

There are two common answers. You can rent a self-storage unit and fill it yourself, or you can let your mover store your goods. Both work. They differ in how many times your belongings get handled, who is responsible at each step, and how much of the weekend you give up.

What mover-managed storage means

With mover-managed storage, the same company that packs and loads your home also stores what it loaded. Your things go from the house straight to the warehouse on the truck, handled by the same crew, with no stop at a rental unit in between and no second move day for you to organize. At Earl Farnsworth Express, that warehouse is our own 40,000-square-foot facility at 2111 Francisco Boulevard East in San Rafael, built in 1981. It includes 12,000 square feet of clean, containerized storage space and a climate-controlled storage vault.

Containerized storage keeps one household's goods grouped together instead of scattered across an open warehouse floor, which makes it simpler to account for what came in and what goes out. The climate-controlled vault suits the things people worry about most in a long wait: fine wood furniture, artwork, instruments, papers and photographs.

Counting the handlings

Here is a useful exercise. Count how many times each item is lifted, carried and set down between your living room and the day it returns to a new living room.

  • Self-storage: the item leaves the house, rides in a truck you rented or borrowed, gets carried into the unit, stacked, and later carried out again, loaded again, driven again, and carried into the new home.
  • Mover-managed: the item is wrapped and loaded at the house, stored in the warehouse, and loaded again for delivery to the new address by the same company.

Every extra handling is another chance for a scratch, a dropped corner or a pinched finger. It is also another round of ramps, stairs, and the question of who is going to help carry a dresser up a hill. Marin has plenty of steep driveways and hillside entries where a full-size van cannot reach the door, and a household that has already been through that once at move-out may not welcome doing it again with a rental truck.

Storage-in-transit, in plain terms

If you are moving long distance and your new home is not ready on delivery day, storage-in-transit holds your shipment until the destination is ready to receive it. Our long-distance plans include this option, and your belongings can be held at the Farnsworth facility until you are ready. Mayflower agents elsewhere also provide storage facilities for holding goods until you are ready for them.

There are costs, and it is better to know them early. You are responsible for storage charges, warehouse handling charges, valuation coverage charges while your goods are in storage, and final delivery charges from the warehouse. When goods go into storage-in-transit at the destination, the transportation charges are due when the shipment is delivered to the warehouse, and storage charges are assessed afterward at the tariff rates. Ask your agent to lay these out for your specific shipment, so no line item is a surprise in month three.

When a self-storage unit makes sense

A rented unit is not a bad idea in every case. If you have a small number of boxes, plan to visit often, or want to pull things out on a Saturday morning, a unit you control has real convenience. Self-storage also suits someone who has a truck, a few strong friends and plenty of time. What it asks of you is transportation, packing, loading, and access arrangements, all handled by you.

Mover-managed storage fits better when the household is large, when the gap is uncertain, when the stairs are many, or when the contents are valuable enough that you would rather have a professional crew account for them from the first wrap to the last unload. It also fits when a long-distance move is involved, since the same company can store your shipment and then continue on to the new address.

Questions to ask before you choose

  • How long might the gap really last, and what happens if it doubles?
  • Who loads, who unloads, and who is responsible for each handling in between?
  • What does valuation cover while the goods are in storage, and which option are you choosing?
  • Will you need to get to anything during the storage period, and how does that work?
  • Which items, such as wood furniture or artwork, would benefit from the climate-controlled vault?

Closing dates are the one thing in a move nobody fully controls. Where your belongings wait can be a decision you do control. Call Earl Farnsworth Express at (415) 459-6683, or ask for a free in-home or virtual survey, and we will help you match the storage plan to the dates you actually have.
